For a Top 25 homebuilder, the standard media mix of SEO, PPC, email, and direct mail left a gap: our 55+ Active Adult buyers were also on radio, connected TV, and the local news. I extended the budget into OTT, radio, geo-fencing, and retargeting to reach them everywhere they already were. We launched the grand opening the day the country shut down for COVID, and still sold every available homesite within 30 days.
